Newlistar will contribute the land as its equity injection and is seeking a funding partner to fund its equity shortfall via an equity loan, with Newlistar’s maximum shareholding dilution capped at 40%. The development is structured on a conventional 70/30 funding model, with total equity of approximately R112 million. Newlistar’s contribution comprises land equity of R17.4 million and an equity loan of R27.4 million, with the funding partner contributing equity of approximately R67.2 million. Ntuzuma Junction is construction-ready, with eThekwini Municipality approvals already secured and the minimum 70% pre-letting requirement expected imminently as several national tenants progress through approval processes. Securing the required equity will unlock full development funding, allowing construction to commence and positioning the centre to open in early to mid-2026.
